1. Provide a marketing plan that will outline from A to Z the marketing steps that will be implemented to get your home sold for the highest possible price, in the time period you desire, with the least amount of inconveniences.

2. Furnish a Competitive Market Analysis to help you determine the most effective and highest practical listing price for your property. This will ensure that enough potential purchasers will view the property and avoid the property becoming market worn. This analysis may be updated to reflect the ever changing market conditions.

3. Review local marketing practices and procedures and make recommendations designed to enhance the marketability of your property.

4. Review applicable seller financing alternatives and assist you in determining those which best enhance the saleability of your property.

5. Promote your home by: target market advertising (locally), Have the Demby Real Estate yard sign installed,and encourage other Realtors to help market your home using the Multiple Listing Service and word of mouth.

6. Expose your property to appropriate incoming transferees referred to this office through a referral network, the Real Estate Brokerage Managers Council and other relocation organizations.

7. Work as a TEAM providing you with regular progress reports throughout the marketing period, discussing market conditions and comments received from other agents and purchasers concerning your property.

8. Show your property to qualified buyers and sort the qualified from the unqualified when an offer is presented.

9. Submit to you all offers in writing, assist you with the negotiations and explain post sale activities and responsibilities.

10. Provide an estimate of your net sale proceeds prior to your acceptance of an offer.

11. Upon acceptance of an offer by you, your Demby agent will monitor financing and pre-settlement (escrow) activities throughout the closing process.

12. At all times your Demby agent will be loyal, constructive, professional, helpful, supportive and honest.

This CUSTOMER SATISFACTION PLEDGE applies to an exclusive right to sell agreements of not less than 180 days. If any terms or conditions contained herein are prohibited by local law, they shall be considered severed from this pledge and of no force or effect. In the event of any breach under the terms of this CUSTOMER SATISFACTION PLEDGE, the seller may terminate the exclusive right to sell agreement, provided that our Demby Real Estate office is given ten (10) days written notice of the reason for termination and an opportunity to cure the default during the notice period.
